£50,000 – £60,000 per annum, depending on experience.

We’re looking for a Construction Manager to join our team! This newly created role comes with the responsibility of overseeing exciting new projects, from commercial developments to supported living units and high-end residential homes. You’ll be leading every stage of the construction process, ensuring seamless communication, managing budgets, and using cutting-edge construction management software.

  • Plan, schedule, and coordinate project strategy and design, while reporting progress and budget matters to clients and stakeholders.
  • Prepare and negotiate project programmes, cost estimates, budgets, and contracts.
  • Oversee the construction process, managing all on-site activities and addressing any delays or risks to ensure the project stays on schedule and within budget.
  • Work closely with site managers, who will report directly to you, ensuring smooth site operations and efficient communication across the team.
  • Collaborate with specialists, such as architects, engineers, and local authorities for planning permissions, permits, and inspections, as well as contractors.
  • Ensure full compliance with UK building regulations, health and safety (HSE) standards, and legal requirements.
  • Procure and manage equipment, materials, and site personnel, ensuring efficient use of resources to meet project goals.
  • Lead and manage the hiring and supervision of labourers and subcontractors.
  • Enforce rigorous HSE protocols, ensuring the use of appropriate protective equipment and maintaining a safe working environment for all on-site personnel.
  • A degree or HND in Construction Management, Civil Engineering, or a related field, or equivalent industry qualifications such as NVQ Level 6/7 in Construction Management.
  • SMSTS (Site Management Safety Training Scheme) certification is required.
  • Strong site experience with a proven ability to run multiple programmes of works simultaneously.
  • Demonstrated experience in planning, scheduling, and managing all aspects of each project from start to finish.
  • Expertise in construction management, ideally in both residential and commercial sectors.
  • Proven experience working with housing associations is a bonus.
  • Expertise in budgeting, cost management, and project delivery.
  • Familiarity with UK building regulations and Health & Safety legislation.
  • Tech-savvy with experience using construction management software.
  • Excellent leadership and communication skills, with a passion for managing teams and ensuring safety on-site.

  • Oversee all aspects of site operations, ensuring projects are completed on time, within budget, and to the highest standards of quality.
  • Organise materials and resources needed for the project, ensuring that they are available and used efficiently.
  • Monitor subcontractor progress, ensuring efficient use of resources and high-quality workmanship.
  • Represent Health and Safety on-site, conducting inductions, checking subcontractor risk assessments and method statements, and performing scaffold inspections.
  • Conduct regular site inspections, maintaining comprehensive site records and completing required registers.
  • Manage labour and operatives, ensuring the right resources are in place at all times to deliver the project.
  • Oversee budgets, ensuring projects stay within financial parameters while managing resources efficiently.
  • Provide regular progress updates to the project team and clients.
  • Promote Thomas Homes values, ensuring zero tolerance for safety non-conformance and maintaining the highest quality assurance standards.
  • Ensure site documents are completed accurately, maintaining compliance with Health & Safety policies.
  • Report directly to the Construction Manager, ensuring smooth communication and project alignment.

  • Experienced Site Managers: A minimum of 5 years of experience or relevant qualifications (such as NVQ in Site Supervision or Management) with a proven track record of delivering successful projects.

  • Strong organisational skills with the ability to manage site documentation and resources.

  • Sound judgement and problem-solving skills for resolving on-site issues quickly and efficiently.
  • A good level of IT literacy, particularly with construction management software.
  • A proven track record of delivering projects on time and to the highest quality standards.
  • Excellent communication and leadership skills, able to motivate teams and maintain a positive site environment.
